If you’ve ever sold your home, or perhaps looking to sell your home, this is what you should prepare yourself for:
Agents ‘tactfully wording,’ ‘letting the market decide and over-quoting a sale price to get you to sign with them.’ However, this is where it all comes undone – “THERE IS NO DIRECT CORRELATION BETWEEN WHAT AN AGENT QUOTES AND WHAT A BUYER PAYS FOR YOUR HOME.” Further still, how in the world can an agent possibly suggest a high sale price if they HAVE TO LET THE MARKET DECIDE? This statement in itself is a mere CONTRADICTION. If you want to damage the sale price of your property and pay an agent for incompetence, then go ahead, sign with them!
Let me simply explain the ‘typical agents’ methodology for property owners:
Typical agents over-quote to home sellers to get the listing (as explained above), and then under-quote to buyers, blaming ‘market forces’ in order to condition sellers down in sales price. As a result, many homes go on the market with the ‘over-priced’ label, hence the agent spending more time ‘crunching’ sellers down in price as opposed to focusing on ‘the highest price the buyers are willing to pay.’ Guess what, the news gets even better (sarcasm), you now have to pay the agent a sales fee and/or marketing expenses for helping the buyers in order to help themselves; if only you knew this before you signed eh?
Perhaps you may want to think twice when an agent tells you they have buyers on their books ready to buy your home. I can PROMISE you this, ask any buyer; “Buyer’s don’t give a dam about an agency or their branding, in fact most of them can’t stand them.” Those same buyers will find your home no matter who you decided to sell with, even if it means you SELL YOUR OWN HOME (which is NOT hard, something I strongly suggest you consider with your solicitor).
